Total rent you expect to collect in a full year before expenses.
Include property taxes, insurance, repairs, management, utilities you pay, etc. (exclude mortgage payments).
Use the purchase price or current market value of the property.
Formula: Cap Rate = (Net Operating Income ÷ Property Value) × 100
